At Durafy, we believe a warranty should be easy to understand.

Concrete is a durable building material, but it is also a natural cement-based product that reacts to temperature, moisture, soil conditions, curing, loading, and the environment. Concrete can develop cracks, color variations, surface changes, and normal signs of aging even when it has been properly installed.

That is why our warranties focus on what we can control: the quality of our workmanship and installation.

Durafy offers three levels of limited workmanship warranty based on the concrete specifications selected for your project.

Choose Your Level of Protection

Standard Warranty

6-Month Limited Workmanship Warranty

Required concrete specification:
3,500 PSI concrete mix.

This warranty provides coverage for qualifying workmanship-related defects for six months from the date of substantial completion.

Best suited for customers looking for a standard concrete installation with basic workmanship protection.


Preferred Warranty

1-Year Limited Workmanship Warranty

Required concrete specification:
3,500 PSI concrete mix with wire mesh reinforcement.

The Preferred Warranty provides qualifying workmanship coverage for one year from the date of substantial completion.

The addition of reinforcement provides an upgraded concrete system compared with our Standard installation.


Ultimate Warranty

2-Year Limited Workmanship Warranty

Required concrete specification:
4,000 PSI concrete mix with either:

  • Wire mesh reinforcement; or
  • #4 reinforcing steel installed at approximately 12 inches on center when specified in the contract.

Our Ultimate Warranty is Durafy’s highest level of concrete workmanship protection and provides qualifying workmanship coverage for two years from the date of substantial completion.

The specific reinforcement system to be installed will be identified in the customer’s approved estimate or contract.


What Our Warranty Covers

Durafy’s warranties are limited workmanship warranties.

Subject to all terms, conditions, exclusions, and inspection requirements described on this page, the warranty applies to qualifying defects that Durafy determines were directly caused by our installation or workmanship.

Potential covered conditions may include:

  • Significant abnormal settlement attributable to Durafy’s preparation or installation.
  • Excessive vertical displacement attributable to workmanship.
  • Significant separation or movement attributable to workmanship.
  • Major cracking attributable to an identifiable installation defect.
  • Other workmanship deficiencies that materially affect the intended function of the concrete.

A condition is not automatically considered warrantable simply because cracking, settlement, movement, or discoloration exists.

Durafy must determine that the underlying cause is related to our workmanship.

Concrete Cracks — What Is Normal?

It is important to understand one basic fact about concrete:

Concrete can crack.

As concrete cures, it loses moisture and shrinks. Concrete is also exposed to expansion and contraction caused by temperature changes, soil movement, moisture, loads, and environmental conditions.

For these reasons, Durafy does not warrant that concrete will remain completely crack-free.

The following are considered normal characteristics of concrete and are excluded from warranty coverage:

  • Hairline cracks.
  • Random shrinkage cracks.
  • Minor cosmetic cracking.
  • Cracking occurring at or near control joints.
  • Minor cracking resulting from normal expansion and contraction.
  • Minor surface checking or crazing that does not affect structural or functional performance.

Significant Crack or Movement Review

Durafy may evaluate cracks or slab movement when there is approximately:

1/4 inch or greater crack width or vertical displacement.

In certain circumstances, the practical evaluation threshold may range between approximately 1/4 inch and 3/8 inch, depending on the type of concrete, location, intended use, surrounding conditions, and nature of the movement.

Reaching this measurement does not automatically qualify the condition for warranty coverage.

Durafy will evaluate the probable cause.

For example, a 3/8-inch displacement caused by soil erosion, tree roots, flooding, or excessive vehicle loading would not become a workmanship claim simply because it exceeds the measurement threshold.


What Is Not Covered

Durafy’s warranty is a limited workmanship warranty. It does not cover every crack, cosmetic change, surface condition, movement, or deterioration that may occur after concrete is installed.

The following conditions are specifically excluded from warranty coverage unless Durafy determines in writing that the condition was directly caused by our workmanship.

1. Hairline, Shrinkage, and Normal Concrete Cracking

Concrete naturally shrinks as it cures and may crack even when properly installed.

The warranty does not cover:

  • Hairline cracks.
  • Random shrinkage cracks.
  • Minor surface cracks.
  • Cracks caused by normal curing.
  • Cracks caused by normal expansion and contraction.
  • Cracks that develop outside control joints.
  • Cracks that do not materially affect the intended use of the slab.
  • Minor cracks at corners, penetrations, edges, or changes in slab geometry.
  • Cracks caused by movement of existing adjoining concrete.

The presence of a crack alone does not establish defective workmanship.

Durafy will generally consider warranty evaluation for cracks, separations, or vertical displacement of approximately 1/4 inch or greater, but exceeding this measurement does not automatically make the condition warrantable. The cause must still be determined to be related to Durafy’s workmanship.

2. Ground, Soil, and Subgrade Movement

Durafy does not warrant against naturally occurring or future ground movement outside our reasonable control.

Excluded conditions include:

  • Natural soil settlement.
  • Expansive soils.
  • Shrinking soils.
  • Previously disturbed soil.
  • Poor soil conditions that were not reasonably visible during construction.
  • Underground voids.
  • Sinkholes.
  • Soil erosion.
  • Soil washout.
  • Frost heave.
  • Groundwater movement.
  • Hydrostatic pressure.
  • Underground springs.
  • Settlement caused by buried debris.
  • Settlement around utility trenches.
  • Failure of fill or backfill installed by others.
  • Movement caused by neighboring construction or excavation.

If supporting soil moves after installation for reasons unrelated to Durafy’s workmanship, resulting slab movement is not covered.

3. Tree Roots and Vegetation

Damage caused by existing or future vegetation is excluded.

This includes:

  • Tree-root growth.
  • Roots lifting concrete.
  • Roots removing moisture from supporting soils.
  • Roots damaging slab edges.
  • Trees planted after concrete installation.
  • Removal of trees that changes soil moisture or stability.
  • Landscape installations that disturb the supporting soil.

4. Improper Drainage and Water Damage

The property owner is responsible for maintaining adequate drainage after the project is completed.

The warranty does not cover damage resulting from:

  • Standing water.
  • Water pooling on or beside the concrete.
  • Downspouts discharging toward the slab.
  • Water repeatedly flowing beneath slab edges.
  • Improper grading performed by others.
  • Landscaping that redirects water toward the slab.
  • Irrigation systems.
  • Broken irrigation lines.
  • Drainage-system failures.
  • Soil erosion.
  • Subgrade washout.
  • Flooding.
  • Stormwater runoff from neighboring properties.
  • Pool leaks.
  • Plumbing leaks.
  • Groundwater or hydrostatic conditions.

Any drainage modifications performed after Durafy completes the project may affect warranty eligibility.

5. De-Icing Salts and Chemical Damage

Damage caused by de-icing salts, ice melts, or chemicals is excluded.

This includes:

  • Rock salt.
  • Calcium chloride.
  • Magnesium chloride.
  • Chemical ice-melting products.
  • Fertilizers containing salts.
  • Harsh cleaning chemicals.
  • Acids.
  • Solvents.
  • Automotive fluids.
  • Pool chemicals.
  • Other substances capable of damaging concrete or sealer.

Use of de-icing salts or chemical ice-melting products, particularly during the early life of the concrete, may void warranty coverage for resulting scaling, spalling, discoloration, or surface deterioration.

6. Heavy or Improper Loads

Concrete is warranted only for its intended use and the loads specified in the project agreement.

The warranty does not cover cracking, settlement, or damage caused by loads beyond the intended design, including:

  • Concrete trucks.
  • Dump trucks.
  • Delivery trucks.
  • Moving trucks.
  • Commercial vehicles.
  • Heavy equipment.
  • Tractors.
  • Skid steers.
  • Excavators.
  • Oversized recreational vehicles.
  • Storage containers.
  • Dumpsters.
  • Machinery.
  • Heavy point loads.

Standard residential concrete is not automatically designed for commercial or heavy-equipment loading.

7. Premature Use of New Concrete

Damage caused by using concrete before it has sufficiently cured is excluded.

Examples include:

  • Driving on the slab too soon.
  • Parking vehicles on newly placed concrete before approval.
  • Placing heavy furniture or equipment prematurely.
  • Construction traffic before adequate curing.
  • Allowing other contractors to use the slab before it is ready.

Customers must follow Durafy’s curing and use instructions.

8. Color Variations and Cosmetic Appearance

Concrete is made from natural materials, and exact color or appearance cannot be guaranteed.

The warranty does not cover:

  • Natural color variations.
  • Shading differences.
  • Mottling.
  • Minor discoloration.
  • Differences between separate concrete pours.
  • Differences between new and existing concrete.
  • Efflorescence.
  • Curing marks.
  • Minor finishing variations.
  • Aggregate visibility.
  • Normal weathering.
  • UV fading.
  • Minor texture differences.
  • Differences resulting from temperature or humidity during installation.

These conditions are generally cosmetic and do not indicate defective workmanship.

9. Stamped, Stained, and Decorative Concrete Variations

Decorative concrete contains natural and artistic variation.

The warranty does not cover:

  • Slight differences in stamp depth.
  • Minor differences in pattern alignment.
  • Variations in release color.
  • Variations in stain absorption.
  • Variations in antiquing.
  • Minor color differences.
  • Differences between samples and finished concrete.
  • Fading caused by sunlight.
  • Loss of sealer gloss.
  • Normal wear in traffic areas.
  • Slight imperfections inherent to decorative finishes.

Exact color matching between separate pours, repairs, or existing concrete is not guaranteed.

10. Sealer Wear and Maintenance

Concrete sealer is a maintenance product and will wear over time.

The warranty does not cover:

  • Normal sealer wear.
  • Loss of gloss.
  • Fading.
  • Wear in high-traffic areas.
  • Scratching.
  • Chemical damage.
  • Damage caused by pressure washing.
  • Damage caused by improper cleaning products.
  • Damage caused by standing water.
  • Whitening caused by trapped moisture where not attributable to Durafy’s application.
  • Failure to reseal when maintenance is needed.

Periodic resealing is the property owner’s responsibility unless specifically included in the contract.

11. Surface Scaling, Spalling, or Pop-Outs Caused by External Conditions

Surface deterioration is not automatically considered a workmanship defect.

The warranty excludes scaling, spalling, pop-outs, or similar damage caused by:

  • Freeze-thaw exposure.
  • De-icing chemicals.
  • Salt.
  • Chemical contamination.
  • Improper maintenance.
  • Excessive moisture.
  • Pool chemicals.
  • Environmental exposure.
  • Impact damage.
  • Abrasion.
  • Vehicle fluids.
  • Conditions outside Durafy’s control.

12. Existing Concrete and Existing Structures

Durafy does not warrant existing concrete or structures that were not installed by Durafy.

This includes:

  • Existing foundations.
  • Existing slabs.
  • Existing driveways.
  • Existing patios.
  • Existing retaining walls.
  • Existing sidewalks.
  • Existing drainage systems.
  • Existing settlement.
  • Existing cracks.
  • Existing structural movement.

When new concrete is connected to existing concrete, Durafy does not guarantee that both sections will move, settle, cure, or age at the same rate.

13. Work Performed by Others

Warranty coverage may be voided for affected areas if another party modifies or damages Durafy’s work.

This includes work performed by:

  • Homeowners.
  • Landscapers.
  • Plumbers.
  • Electricians.
  • Pool contractors.
  • Fence contractors.
  • Utility companies.
  • Other concrete contractors.
  • General contractors.
  • Excavation contractors.
  • Irrigation contractors.

Examples include:

  • Saw-cutting the slab.
  • Drilling into it.
  • Removing soil beside it.
  • Installing utilities underneath it.
  • Altering drainage.
  • Adding structures.
  • Modifying joints.
  • Patching or repairing concrete without Durafy’s authorization.

14. Impact, Abuse, and Accidental Damage

The warranty does not cover damage caused by:

  • Vehicle impact.
  • Equipment impact.
  • Dropped objects.
  • Construction accidents.
  • Fire.
  • Vandalism.
  • Improper use.
  • Negligence.
  • Unauthorized modification.

15. Acts of Nature

Conditions beyond Durafy’s reasonable control are excluded, including:

  • Flooding.
  • Hurricanes.
  • Tornadoes.
  • Severe storms.
  • Lightning.
  • Earth movement.
  • Sinkholes.
  • Extreme freeze events.
  • Falling trees.
  • Fire.
  • Natural disasters.
  • Other extraordinary environmental events.

16. Lack of Maintenance

Customers are responsible for reasonable maintenance of their concrete and surrounding property.

Warranty coverage may be denied when damage results from:

  • Failure to maintain drainage.
  • Failure to prevent erosion.
  • Failure to maintain surrounding soil.
  • Failure to control vegetation.
  • Failure to maintain decorative concrete sealer.
  • Continued use after an obvious problem develops.
  • Failure to notify Durafy within a reasonable period after discovering a suspected issue.

17. Unauthorized Repairs

Durafy must be given a reasonable opportunity to inspect a suspected warranty issue before repairs are performed.

Warranty coverage may be denied when:

  • The customer repairs the condition before Durafy can inspect it.
  • Another contractor performs repairs without Durafy’s written authorization.
  • The original condition has been altered to the point that its cause can no longer reasonably be determined.

Emergency measures necessary to protect people or property are excluded from this restriction.

18. Matching After Warranty Repairs

A covered repair does not include a guarantee that repaired concrete will be visually identical to surrounding concrete.

Differences may occur in:

  • Color.
  • Texture.
  • Aggregate.
  • Stamp pattern.
  • Stain.
  • Sealer sheen.
  • Weathering.
  • Age.

A visible repair is not considered a failure of the warranty repair.

19. Items Outside Durafy’s Contracted Scope

The warranty applies only to work specifically included in Durafy’s signed estimate, contract, or approved change order.

Items not expressly contracted through Durafy are excluded, including work involving:

  • Plumbing.
  • Electrical systems.
  • HVAC.
  • Irrigation.
  • Pool equipment.
  • Landscaping.
  • Structural framing.
  • Roofing.
  • Existing drainage.
  • Existing foundations.
  • Utility systems.

unless specifically identified as Durafy’s responsibility in the contract.


Initial Curing Period

Concrete continues developing strength after installation.

Customers must follow Durafy’s curing and use instructions.

Unless Durafy provides project-specific instructions, customers should not subject freshly installed concrete to loads or use before the recommended curing period.

Damage caused by premature use is not covered.


Warranty Start Date

The warranty begins on the date of substantial completion of Durafy’s concrete work, unless the contract states otherwise.

Warranty periods are:

Standard: 6 months
Preferred: 1 year
Ultimate: 2 years

The warranty does not restart or extend following a warranty inspection or repair unless Durafy specifically agrees to an extension in writing.


Payment Requirement

Warranty coverage applies only after the customer has paid all amounts due under the applicable contract, approved change orders, invoices, and other authorized project charges.

An unpaid balance may suspend Durafy’s warranty obligations until the account is brought current, subject to applicable law.


How to Submit a Warranty Claim

A customer requesting warranty review should contact Durafy during the applicable warranty period.

The customer should provide:

  • Customer name.
  • Project address.
  • Approximate completion date.
  • Description of the concern.
  • Photographs or video.
  • Approximate dimensions of any crack, settlement, or displacement.
  • Any relevant information concerning drainage, landscaping, loading, or modifications made after installation.

Warranty Inspection

Durafy must be given a reasonable opportunity to inspect the claimed condition before the customer performs repairs or hires another contractor.

Durafy may:

  • Inspect the project.
  • Take measurements.
  • Photograph or document the condition.
  • Review the original project scope.
  • Investigate drainage and soil conditions.
  • Review changes made to the property.
  • Request additional information.
  • Consult an engineer or other specialist when reasonably necessary.

Submitting a warranty claim does not mean the condition has been accepted as a warranty defect.

Coverage is determined after Durafy evaluates the condition and its probable cause.


Emergency Conditions

The customer should take reasonable steps to protect people and property when an immediate safety concern exists.

However, except for reasonable emergency measures necessary to prevent additional damage or injury, customers should contact Durafy before altering or repairing the affected concrete.


Durafy’s Right to Repair

When Durafy determines that a condition is covered, Durafy will determine the reasonable method of correction.

Depending on the circumstances, the remedy may include:

  • Crack sealing.
  • Routing and sealing.
  • Resin repair.
  • Polyurethane repair.
  • Epoxy repair.
  • Grinding.
  • Surface repair.
  • Patching.
  • Joint repair.
  • Stabilization.
  • Drainage correction within Durafy’s original scope.
  • Removal and replacement of a localized section.
  • Another reasonable corrective method.

A warranty claim does not automatically entitle the customer to complete slab replacement.

Durafy may choose a repair method when that method reasonably addresses the covered defect.

Full Replacement Is Not Automatically Required

Concrete replacement can create additional joints, color differences, texture differences, and disruption.

Therefore, Durafy reserves the right to repair rather than replace an entire slab when an appropriate repair is reasonably capable of addressing the warrantable condition.

Complete replacement may be considered when Durafy determines that repair is not reasonably practical.


Appearance of Repairs

Concrete repairs are inherently visible in many circumstances.

Durafy does not guarantee that repaired concrete will exactly match:

  • Existing concrete color.
  • Aggregate.
  • Texture.
  • Stamp pattern.
  • Stain.
  • Sealer.
  • Weathering.
  • Age.

A visible repair does not constitute failure of the repair or warranty.


Engineering Evaluation

When the cause of a claimed failure cannot reasonably be determined through a normal inspection, Durafy may recommend evaluation by a licensed engineer, geotechnical consultant, drainage specialist, or other qualified professional.

Responsibility for evaluation costs should be determined based on the circumstances and applicable project agreement.

For higher-risk projects, Durafy may require engineering before providing warranty coverage.


Permits, Codes and Third-Party Requirements

Warranty coverage does not include defects or changes resulting from requirements imposed after construction by:

  • Building officials.
  • Homeowners associations.
  • Engineers.
  • Utility providers.
  • Municipalities.
  • State agencies.
  • Other authorities having jurisdiction,

unless Durafy failed to perform work specifically included in its contract in accordance with an applicable requirement.

The North Carolina Licensing Board recommends that construction contracts identify required permits and clearly state warranty obligations.


Manufacturer Warranties

Some products Durafy installs may include separate manufacturer warranties, including:

  • Sealers.
  • Coatings.
  • Decorative products.
  • Repair resins.
  • Waterproofing products.
  • Specialty concrete systems.

Manufacturer warranties are separate from Durafy’s workmanship warranty.

Durafy does not expand, alter, or guarantee a manufacturer warranty beyond the manufacturer’s written terms.


Warranty Is Limited to Durafy’s Work

This warranty applies only to the work specifically performed by Durafy and identified in the applicable contract or estimate.

It does not extend warranties to:

  • Existing concrete.
  • Existing structures.
  • Existing drainage.
  • Existing retaining walls.
  • Work performed by another contractor.
  • Landscaping.
  • Plumbing.
  • Electrical work.
  • Pool systems.
  • Irrigation.
  • Utilities.

unless those items were specifically included in Durafy’s contractual scope.


Original Customer and Property

Unless otherwise stated in writing, Durafy’s workmanship warranty is provided to the original contracting customer for the original project property.

The warranty does not automatically transfer upon sale or transfer of the property.

Any transfer must be approved by Durafy in writing.


Warranty Does Not Guarantee a Maintenance-Free Product

Concrete requires reasonable maintenance.

The Durafy warranty is not:

  • An insurance policy.
  • A guarantee against all cracking.
  • A guarantee against soil movement.
  • A guarantee against environmental deterioration.
  • A guarantee that concrete will remain cosmetically unchanged.
  • A lifetime warranty.
  • A maintenance agreement.

It is a limited warranty against qualifying workmanship defects for the specified warranty period.


Warranty Remedy Is Intended to Correct the Covered Defect

Where permitted by applicable law and the customer’s contract, Durafy’s warranty obligation is satisfied by providing a reasonable repair or corrective measure for a covered workmanship defect.

Durafy does not promise automatic refunds, complete demolition, full replacement, or payment to another contractor merely because a warranty claim is submitted.

North Carolina law restricts certain contractual indemnity arrangements in construction agreements, so broad language attempting to eliminate responsibility for a contractor’s own negligence should not be used as a substitute for clearly defined warranty scope and exclusions.


No Unauthorized Third-Party Repairs

If a customer hires another contractor to repair or modify the claimed condition without first allowing Durafy a reasonable opportunity to inspect and respond, warranty coverage for that area may be denied to the extent the third-party work prevents Durafy from determining the original condition or cause.

Durafy is not obligated to reimburse unauthorized third-party repair expenses unless Durafy expressly agreed to the work in writing.


No Verbal Modification of Warranty

Sales representatives, crew members, subcontractors, vendors, or other individuals cannot expand or modify Durafy’s written warranty through verbal statements.

Any modification to these warranty terms must be documented in writing and authorized by Durafy.

This protects both the customer and Durafy by ensuring everyone is working from the same written terms.


Warranty Tier Must Be Identified in the Contract

The warranty applicable to a project will be the warranty specifically identified on the approved estimate, proposal, contract, or change order.

Selecting higher-strength concrete or reinforcement independently does not automatically upgrade the customer’s warranty unless the Preferred Warranty or Ultimate Warranty is expressly included in the agreement.

Similarly, a warranty period advertised elsewhere does not supersede the specific warranty identified in the signed project agreement.


Warranty Does Not Replace Other Contract Terms

These warranty terms should be read together with:

  • The signed estimate or proposal.
  • Contract terms and conditions.
  • Approved change orders.
  • Project specifications.
  • Payment terms.
  • Manufacturer requirements.
  • Any project-specific warranty addendum.

When a project-specific written warranty provision expressly differs from this general warranty page, the project-specific written provision should control to the extent stated in the contract.


Transparency Is Part of Our Warranty

Our goal is not to hide behind warranty language. It is to clearly define the difference between:

A workmanship problem we should stand behind
and
normal concrete behavior or conditions outside our control.

That allows Durafy to offer meaningful warranty protection while giving our customers realistic expectations about concrete.


The Durafy Warranty Promise

We stand behind the work we perform.

When a legitimate workmanship problem occurs during the applicable warranty period, we will inspect it, explain what we find, and provide an appropriate corrective solution when the condition qualifies for coverage.

At the same time, we will always be transparent about the natural limitations of concrete and the conditions that neither a contractor nor a warranty can reasonably control.


Important Legal Notice

These warranty terms describe Durafy’s voluntary limited workmanship warranty and are intended to supplement the applicable project contract. They do not waive, limit, or modify any rights or obligations that cannot legally be waived or limited under applicable law.

Nothing in these terms should be interpreted as requiring a customer to indemnify Durafy for Durafy’s own negligence where such a provision would be prohibited by North Carolina law. North Carolina specifically restricts certain construction-contract indemnification provisions.

Durafy also intends these terms to communicate warranty limitations accurately and transparently. North Carolina prohibits unfair or deceptive acts or practices in commerce, another reason the warranty promise, exclusions, and remedies should be presented clearly rather than buried in fine print.
